don't do it that way. I go
see anybody who will see me.
I have had several who said, "I
AM NOT GONNA LIST BUT YOU CAN COME
OUT TO SEE THE HOUSE" I have
listed them! If not that day,
then they usually call me to list
within a few days or weeks.
It is deceptively simple. I use fancy sales techniques like AIDA (Attention, Interest, Desire, Action) and things like MOMENTUM, Rapport Building, Affirmation, Alternate Choices, Appealing to Self Interest, Pain and Pleasure, Minimizing Objections, Deflecting, ReFraming, and more, to break down sales resistance, all in only a couple minutes.
But it does not work unless you believe and act from 2 things. FIRST - you have to believe in your heart that you can help these people sell for more than they will get selling on their own. SECOND you have to REALLY CARE that they have the chance to sell for more. Somebody once said, "Nobody cares how much you know until they know how much you care." This EMPATHY building is key. You must call to HELP them.You cannot call to huste them or you will need a different script and approach.

I Recently called 12 FSBO prospects on
Tuesday, set 6 appointments (two
a day starting on Thursday) and
took 4 listings, by Saturday. I
had never met nor spoken to any
of these people until Tuesday.

There is a terrific power in the RE/MAX name as much as anything else. People pay more for branded goods than for no-name goods. Further, the focused effort of 1000 or more experienced Realtors (how many in your city?) , each of whom will have THOU$ANDS of reasons to sell the house, has got to produce more results than the focused efforts of the inexperienced home-owner. This is good logic. But FSBO's are guaranteed to want more money from the sale of their house than it is reasonable to want. This is a perfect setup for your branding presentation. If you believe that you bring value to them, then you can profit from this program. It's all in how you tell this story. You too can take several listings per week from FSBO prospects.

Yes, you can also see other FSBO web sites to polish your skills - and some are very helpful... but don't fall for the ones that teach you to offer free staging, free photos, free selling tips, free docs, in order to "eventually get the listing". These plans take WAY TOO MANY HOURS per listing landed - IMHO.
