a FREE ONLINE Real Estate Coaching web site

In the few years since becoming
licensed, I have had uncommon success
listing and selling For Sale By Owner homes. I
learned my skills from other online sites,
and am standing on the shoulders of those
who went before me, but I don't do it quite
like any other coach or agent suggests.
This web site is dedicated
to PAYING IT FORWARD, helping other agents
have success with FSBO Sellers that is similar
to my own. This
Web site is by a RE/MAX Agent, for All Agents who
want to improve FSBO listing performance.

Why I Do This: I learned from other agents who had gone before me. I stand on shoulers of giants. I want to return the favor.

results. Beta test members have
achieved satisfactory results, clearly achieving
more appointments with FSBO sellers, as many
as 3 a week, regularly. However, without
the whole program, used in a precise way,
they are not doing as well once they
are in the door...
I had hoped my approach was teachable, but
now I realize it takes more than one call
script. I might someday find that I
have to bundle this script with additional coaching
services, for it to help others, But

At the time of this writing, Lonn Dugan was
a Realtor at RE/MAX Masters in Toledo OH and
RE/MAX Central Group in Temperance MI. He

Lonn created then left a Global
Niche Market Leadership position in Manufacturing
and Marketing for the Health and Beauty
Market. After creating a niche leading
industry portal web site, Dugan left
the corporate setting to follow "DotCom"
dreams. Since 1998 He designed web sites
and advertising materials for as many as one
hundred business clients. After "DotBomb",
the wild ride was over. A recession
gutted the ad budgets of most business
clients, Many smaller Ad Agencies went under,
and Dotcom pay scales declined. In
2003, Dugan sought something that was more
fun and rewarding. It was then
that he discovered that his talents in Online
Marketing, Sales, Graphics, Copy Writing,
Public Speaking, and Business were a good
match for a career in Real Estate : )
Lonn started in real estate as a personal assistant to a top producer, earning only $10/hour, to learn the business from the bottom up. After three months of this, he got his license, trained his replacement, passed licensing tests in two states. His next focus was on developing skills as a LISTING SPECIALIST on a TOP RE/MAX TEAM. The FSBO Focus cames from Lonn's early realization that LISTING is where the money is. As they say, "You have to LIST to LAST!"
The big money in Real Estate was obviously not going to come unless an agent could get lots of listings. So Dugan studied online resources, scripts, and listened to tapes, coaching calls, read books, until he was ready. Boy was he ready! Dugan listed the first FSBO seller he ever called on. While mentoring with a leading local team, as a listing specialist, Lonn listed dozens of FSBO's in his first year as a Realtor.
Recently, Lonn left the team setting,
moved to a new market, and started from scratch.
Within roughly 2 months, he had 9 listings. By
four months in the business, Lonn had 14 Listings!
The first few were slow coming as he worked
out his new personal marketing, ordered signs,
set up an office, etc. Once all his
personal marketing and other launch tasks
were completed, Lonn went out and got
5 listings in one single week - 4 of
them in a 3 day period! Now,
after 6 months on his own, he has been
closing 3 to 6 deals a month.
In the coming year or two Lonn would carry
as many as 35 Listings. You can have this kind
of success too!

A paid coaching plan
was briefly listed on this site, for
a few short days, in mid to late 2005.
This was only because visitor feedback told
me that most agents will do better with
more help than one free script. I REALLY wanted
to help other agents repeat my success. I
had learned they were using my script to succeed
at getting in the door but were then falling
on their face - not getting the listings.
I thought could share more, as long as it
compensated me for my time away from practicing
real estate. Why not? But I found
I really don't have time to respond to casual
inquiries or 'sell' a paid plan to agents
who might be new or looking for a free ride. Once
a plan is purchased, there were calls and
requests for advice. I was sad to discover
that my Real Estate Practice did not leave
time for pen pals or phone buddies : )
In addition, the paid plan violated 'spam free' terms of use for some web sites where I had promoted the free script. So the paid coaching plan was removed from this site after a short life of only a few days.
The offered items are still
free! There is a wealth of information here,
and it is FREE ONLINE REALTOR COACHING AS
PROMISED. Anybody who wants more
can hire a coach at any one of a number of
